Creating an Aerial Video for Maui Homes
Aerial videos in real estate offer a unique and immersive way to showcase a property, going beyond traditional photos and static videos. They provide a bird's-eye view, allowing potential buyers to understand the property's layout, location, and surroundings, and the neighborhood in which it is situated. This can lead to faster sales, increased property values, and also give your client a clear understanding of the property’s boundary and size.

This can lead to faster sales, increased property values, and also give your client a clear understanding of the property’s boundary and size.
When do I need an Aerial Video?
1. Your property is located at a great location
For example, if your property is located in upcountry, we would suggest to highlight the coastal views of the property - being able to see West Maui Mountain, Molokini, Kahoolawe etc. Not to mention the beautiful Haleakala Mountain at the back. A 360 video bird eye view is going to give your viewer a lot more information of the position of the property than just a single aerial photo angle or ground level photo perspective.
Not only upcountry, far distanced ocean view, if your home is near the coast, we would suggest doing aerial video shot that pan from your property all the way to the ocean and some top down view to show the proximity to the ocean. That is a powerful shot. Most people that want to live in Maui or vacation in Maui wants to be close to the ocean and being able to see how close it is.
2. You have land
Whether it is half an acre to 20 acres, aerial videos are going to be helpful to show the property size. We can display your boundary lines and property size with the bird view video.
Also, if your property has more than one building, it is helpful to have aerial view and show clearly where each building is located.
3. Your property has some features that only a drone point of view can show
With aerial videos, it creates excitement, leading the viewers on a journey of discovery. They can be led on a “path” to walk to the property. And some clients simply fall in love with their “first-sight” of the property through the aerial video. You know if it is a property that photos won’t be sufficient to do its justice and need a little extra technique to show it off under the spotlight. Check out this Haiku home:
4. You are updating your Website.
This is an example of a Drone video 1 minute highlight for a Website Landing Page.
It is great introduction to your vacation rental website, giving viewers a more high-end touch.
5. Your property has great amenities and outdoor space for guests
If you are featuring an airbnb, hotel, resort, it is great to show off your grounds to highlight the swimming pools, golf course, tennis courts, koi pond, etc.
Having an aerial video will be like giving your guests a tour to the property in 1-2 minutes.

6. Your property is located in an attractive area and interesting nearby surroundings.
Whether your home is in Ma’alea waterfront, exclusive Wailea oceanfront location with golf course nearby, Olowalu with beautiful reef and water for kayaking or West Maui with great surf spots and whale watching lifestyle, with the aerial video, it can highlight these special attractions near your property.
7. Adding aerial footage to a walkthrough video
If you are considering doing an interior walkthrough video, adding drone clips would elevate the entire video and immersive experience. It gives your viewer a comprehensive story, tells the journey of where it is located, what is the surrounding neighborhood and lead them into different parts of the house and yard. It completes the story telling.
8. Last but not least, you want to provide more value to your client (your sellers, your owners, or your potential vacation guests)
No one will feel bad if you show off their home in the best possible light. Adding an aerial video is like a cherry on top of what basic agents or managers will do for their clients. It shows your clients that you are willing to add value to promote their property, it shows quality of you really care about your hotel and their profits in vacation rentals. It just shouts “better” and “I really care about this.” At the end, the more views to your listing, the better financial returns to your end!

5 Tips to boost your Maui vacation rental listing visibility for 2025
It’s 2025! Are you a vacation rental owner? Maybe you just set some new vacation rental marketing goals for this year:
Reaching X number of booking inquiries per month
Obtaining 5-star reviews from 90% of guests
Increasing repeat bookings by 25% year-over-year
But, wait…what else can you do differently this year to achieve your vacation rental goals?
Here are some suggestions and questions to think about. Maybe one of the following tips can inspire you to do something different for your vacation rental listing.
1. How does your current listing photos look like?
What kind of impression are you giving your potential clients about your rental? Is it bright and inviting? Is it clean and spotless?
Is it highlighting the view and feeling of how it would be like staying at your renal?
Have you utilized the photo quotas that you can upload to your marketing website?
Or do you only have about 10 photos but the site allows you to upload 40?
Your potential clients can get a feeling of how you take care of things easily by just browsing through your photos online.
How much you care about your unit is reflected in the quality of the photos as well. If the photos are not attractive, it may be the reason why they did not even give your listing a second thought.
So first off, take care of your “store-front” listing photos quality as it is your most important tool to attract bookings.
2. Showcase the amenities and surrounding areas’ attractions
Do you only show your unit features in your photos? Some of the condos have amazing amenities or nearby attractions.
For those potential clients who have never visited Maui or your condo complex before, it maybe helpful to provide a list of amenities and nearby restaurants for your guests to consider.
Adding a few more photos of the swimming pools, grills, staircases to the beach access and even parking space and laundry features will be a big bonus to help your listing standout. Do not simply rely on your vacation rental company to provide that details. It’s your listing, you can market it in a way that stands out from others.

We also recommend adding a MAP and marking where your home is as one of your listing photos.
That will give your guests a better idea and they do not need to open another browser on Google Maps to check your location.
3. Consider creating a Digital Guidebook
You can easily create a one-sheet digital guide on a design platform like Canva! https://www.canva.com/
Put in a few photos of your unit, and a few photos of the amenities.
A simple one-page guide can be useful to your guests in directions, knowing the information of the surrounding areas, and give off a professional impression of how you take care of your rental unit.

4. Adding a Video
Do you know that a listing with a video is 73% more likely to be clicked on the vacation rental listing hosting website? By adding a short walkthrough video to your listing, you can realistically showcase your unit. They are more likely to know exactly what they are looking for and how the unit will feel like.
5. Check your photo sizes
Some websites may not be displaying your listing photo size properly. Check how your current photos are displayed on different devices or web browsers.
If you have photos taken with different cameras or some landscape and some horizontal photos, it may not display nicely on the website or they are distorted images - and that could be a bit annoying to the visitors to the website! (I will be the first one to leave that listing page!)
Check with your web hosts about the size requirements and either ask your photographers to readjust or if you do not have one, we recommend you use this Photoroom webbsite to quickly fix and resize the photos.
It’s super easy, just upload the photo and click resize. When you download the finished photo, low res version will work for most web displays and help the website load faster.
Hope these 5 tips inspire you to give your vacation rental listing marketing effort a new perspective.
Remember, effective marketing is an evolving process, it takes effort, and it shows how much you care about your vacation rental. We hope you will be able to push through to achieve your BIG goals in 2025!

Project Highlight: Peaceful Upcountry Designer Home
Check out our new property photoshoot in Kula, upcountry. How we capture the tranquility of this designer house and owner received full price cash offer days after photos are delivered.
Recently, I have the pleasure to photograph a beautiful home in Kula in upcountry for an owner who was going to sell the property himself. It is a single-family home with a loft and a bonus ohana, 2,400 sqft with 3.2 acres of land. I want to share my work process and experience.
The owner would like to have property interior and exterior photos, aerial photos of the house and the view, twilight photos taken at sunset, and a video walkthrough. He was going to sell it primarily through photos and video because it is a for sale by owner and he lives off the island. Because of the unpredictable weather in upcountry and we are now in the “winter” raining season, the clouds could cover the ocean view in a short period of time. It took three visits to complete this project because of the weather, however, it is totally worth it! I didn’t want the sky to be too dark or not able to highlight the most important selling point of the ocean view.
The result is very rewarding, the owner received a cash full price offer before he list on market! Let’s check out this house.
Breathtaking view to capture. We waited for the most sunny day to capture this view.
I love the spaciousness of the kitchen, and how bright the space is with sunlight coming through. I want to highlight the ceiling window design. Having photos taken during sunset also gives a totally different feel of the house.
Master bedroom with beautiful light fixture and a lanai to go outside.
When taking the photos, I want the people to be able to envision how it is like to live here, show them they can watch sunset from this big balcony every day.
Check out the property video.
This was a very fun property to film. What I love most is the opportunity to communicate with the original owner and hear about their process of renovating and designing the house.
If you also plan to sell your house or need listing photos, we offer full photographer services, listing photos, 3D Tour, property video walkthrough, twilight photos, and virtual staging services, serving all area of Maui. We serve owners, architects, designers, realtors, and vacation rental property managers.
